Mediating fee How to calculate simply
In dealing and lease, the agreement of a commission is different. Here, the case of dealing is explained.
The amount of money for dealing
- A 00000 to 2 million yen portion is 5% of the amount of money for dealing.
- A 2 million yen - 4 million yen portion is 4% of the amount of money for dealing.
- The portion exceeding 4 million yen is 3% of the amount of money for dealing.
The above-mentioned sum total + consumption tax is a maximum of a commission.
For example, when 15 million yen land is bought
00000 to 2 million yen portion = 2 million yen x5% = 100,000 yen
2 million yen - 4 million yen portion = 2 million yen x4% = 80,000 yen
Portion exceeding 4 million yen = 11 million yen x3% = 330,000 yen
A total of 510,000 yen It changes to + consumption tax 5% = 535,500 yen.
If it does, it understands, but calculation is very troublesome.
Then, there is an easy formula.
(Amount-of-money for dealing x 3% of +60,000 yen) x1.05 (consumption tax) = mediating fee
If it is 15 million yen
15 millions x3% +60,000 = 510,000
510,000 x1.05 = 535,500 yen
However, this formula can be used only when a selling price is 4 million yen or more.
But since they are 4 million yen or more, almost all real estate deals are convenient if you keep this formula in mind.
