Mediating fee When paying and not paying


A mediating fee is the remuneration paid when trading in real estate by agency of a 宅建 contractor. It is also called mediation remuneration. A mediating fee will be paid in many cases, when carrying out a real estate deal, since many dealing loans are realized by agency. The maximum of the commission is defined by the 宅建 business method. As for 宅建 business, the contingency fee principle is taken. Even if it carries out sale and a request of the search for a housing, if dealings are not materialized, it is not necessary to pay. In addition, although "agency" is called "mediation" with a technical term, it uses general "agency" here.

"Seller"

I hear that however, it becomes a "substitute" instead of a real estate agent being a seller. Therefore, from a buyer, the real estate company itself is seen with a seller. The person whom a buyer mediates among sellers is that (it looks like) which is not, and a commission will not generate the buyer side. However, now, a real estate agent will lose its remuneration. Therefore, a seller usually pays a part's commission of both a seller and a buyer.
However, this is a principle to the last. When a dealings form is a substitute, be sure to check the existence of a commission.


"Agency"
In agency, a mediating fee is generated. But probably, they are many cases.

Seller <- agency -> Real estate agent <- agency -> Buyer

In this case, the real estate company enters between the seller and the buyer. Therefore, a mediating fee is generated. A seller and a buyer pay a real estate agent a mediating fee.


Moreover, many such cases also exist.

Seller <- agency -> Real estate agent <- agency -> Real estate agent <- agency -> Buyer

In this case, although the number of the real estate agents which enter in between is two, there may be three and four of this. Some people also regard a mediating fee with becoming so as 4-time-as many double three times as this and !?.
But please feel easy. Even if a real estate agent will enter how many in between, the frame of the commission to pay does not change. A real estate agent will divide the commission received from the seller and the buyer. I hear that therefore, the portion per contractor decreases the more the more there are many real estate agents which enter in between.
